Beachfront property on a Seychelles Island
The
property, ERf no. CA9, was part of a larger piece of land bought
from one of the oldest families on Cerf. A further 4 acres,still belonging
to that family and neighbouring the land to the North, is for sale, giving
more room for development and additional privacy.
Planning permission for a further 3-bedroom house was optained in 2004. The house was never built.
The guidelines for the Marine Park allow one house per acre for a total of 5 large villas. Further subdivision may be applied for.
The land has other existing foundations and this allows a small development right on the beach, something no longer granted under new laws.
In addition an existing jetty means that access is greatly improved - a great advantage as the process of applying to build below the high-water mark can take years.
The Southwell family no longer use the land, have no direct descendants and are therefore sadly disposing of this wonderfull investment in a piece of paradise.
A reduction in the selling price may be considered for some form of continued use or access. Co-development opportunities will be considered.
