26.06.2007 Real estate Seychelles Seychelles: Taxes and Costs

The Seychelles have territorial taxation, so only locally-sourced income is taxed, there is no income tax; however, rental income on residential property Seychelles is covered by the Business Tax Act 1987, which governs company taxation in the Seychelles.

The Act states that resident, non-resident corporate and non-corporate businesses are liable to pay business tax on their income derived from the Seychelles. Income is defined as all income received by a sole trader, partnership, trust estate or company, less a number of types of exempted income. The proceeds of rental properties other than dwellings are excluded – i.e., rental income from letting dwellings is taxable.

Repairs, expenses incurred relating to lease documents, and other expenses in producing rental income are deductible against the gross rental income.

Note that an entity with a Certificate of Approval under the Investment promotion Act 1994 may be exempt from part of all of the Business Tax, or may have special deductions or tax credits.

THE HUNT for a status home has taken buyers many places - but the most determined are now eyeing a slice of distant Gondwanaland. That ancient supercontinent sheared apart 100 million years ago, leaving Africa, South America, Antarctica and Australia adrift. When India made a late escape 40 million years on, almost nothing was left. The few remaining fragments are a smattering of sand-fringed islands in the Indian Ocean, heavy with vast cubes of granite and the kind of crisp, chlorophyll-rich jungle you would assume had disappeared thousands of years ago. These are the Seychelles, the latest property hot spot for the super-rich. more...

Check out the Seychelles, the time-warped archipelago of 115 islands drifting contentedly in the Indian Ocean some 1,000 miles off the coast of Kenya.

The time is ripe. Changes in the law on property ownership have recently been introduced in a bid to open up the islands to more foreign investment. Until last year, foreigners could buy only if they struck a high-value deal with the islands' government and submitted themselves to a rigorous vetting procedure. more...

Wilbur Smith in Seychelles

South African Novelist Wilbur Smith has a house at Cap Colibri on Cerf Island in Seychelles.

He describes it as “one of my favourite places on earth - my home at Cap Colibri in the Seychelles, a group of exquisite islands in the Indian Ocean off the East African coast.

Cap Colibri was a big part of an earlier chapter in my life. Cap Colibri's 22 acres encompass almost the entire southern section of Cerf Island, which forms part of the Sainte Anne Marine National Park, a string of reef-girdled islands close to the Seychelles’ main island of Mahé. It has three fine houses, boats, full amenities and communication facilities, emergency generators and desalination plants, and a secluded beauty that's truly rare

Seychelles gets first Hilton hotel

Seychelles is now set to tap into the global marketing power of the Hilton after the hotel chain took over the running of a $28 million land investment in Seychelles resort on Mahe Island, Seychelles Tourism Board boss, Maurice Lousteau-Lalanne, said on Friday night.

He said that the company will now only need to add the former Northolme Resort to its list of 2,700 establishments which are scattered in 72 countries to attract clients who are familiar with the Hilton hotels.

The economy of the picturesque 115-island Seychelles has over many years depended on tourism, but for decades visitors to the islands had to settle for family-run guest houses, in what officials said offered "three-star accommodation in a five-star destination."

"The government is now encouraging the construction of five star hotels to cater for visitors from the top end of the tourism market, while helping the smaller establishments to refurbish and continue to offer the best of the Creole hospitality," they said.
